How often should you tune up an HVAC system?
Twice a year is the standard recommendation: AC tune-up in spring (March–May), heating tune-up in fall (September–November). Annual single-tune-up works in mild climates where one of the two systems gets light use.
The case for biannual tune-ups: heating and cooling systems are mechanically different and used in different seasons. Each benefits from a pre-season inspection that catches problems before peak demand.
Spring AC tune-up (March–May): - Filter change or recommendation - Indoor and outdoor coil cleaning - Refrigerant pressure check - Condensate line clearing - Blower-motor amperage check - Thermostat calibration
Fall heating tune-up (September–November): - Heat exchanger inspection (gas furnace) or condensate / defrost test (heat pump) - Burner cleaning and ignition test - Combustion analysis (gas) - Filter change - Blower-motor check - Thermostat calibration
When annual works: if you live in a climate where one system carries most of the load (Phoenix doesn't need much heat tune-up; Minneapolis doesn't need much AC tune-up), annual tune-up of the dominant system plus a check-only on the secondary is reasonable.
When more often is justified:
- Pre-2005 system or post-warranty system showing efficiency degradation: quarterly inspections
- Commercial HVAC: monthly to quarterly maintenance contracts are standard
- High-end residential with multi-zone systems: quarterly tune-ups extend life
The maintenance-plan economics: most HVAC operators offer maintenance plans that bundle two tune-ups per year for $150–$300 vs $200–$400 paid separately. Plan members typically also get priority scheduling during peak season — the difference between same-day and next-week service when AC fails in July.
Manufacturer warranty: most HVAC manufacturers (Carrier, Trane, Lennox, Goodman, Rheem) require documented annual maintenance to keep the warranty valid. A skipped tune-up year can void coverage on a $5,000 component failure later.
